    Community Development Loan Program (CDFI)

    Foreign National Loan Program

    You may have a passport to buying or refinancing an investment property in the United States! No personal income or U.S. credit is required to qualify. Instead, use the property’s revenues to determine eligibility.

    • Maximum loan amount of $1.5 million for those who qualify
    • Up to 70% loan-to-value (LTV) or combined loan-to-value (CLTV)
    • Condotels and warrantable condos allowed

    ITIN Consumer Purpose Loans:

    • Flexible tradeline requirements (e.g., 2 active for 12 months, 1 active for 24 months)
    • Gift funds allowed for down payment and closing costs (restrictions apply)
    • Income documentation options:
      • Wage Earners: WVOE, W2, or full tax returns
      • Self-Employed: Business bank statements, 1099, CPA-prepared P&L with tax preparer letter, or full tax returns

    • 100% of gift funds allowed for closing costs
